Negatives for Residents:
Low property values and hardship for homeowners
STRs in the neighborhood decreases property value. When selling your home, it is ethical that STRs nearby be disclosed to the buyer. Most residents will not consider buying a house in STR neighborhoods.
STRs cause health issues – mental and physical
Constant loud disruptive parties and blasting music causes sleepless nights, hypertension, migraines, adrenal fatigue and other stress induced illnesses. Frustration, a sense of helplessness and anger, are not promoters of health or happiness.
Lurking strangers, transients coming and going all hours, day and night, party people standing and sitting on roofs, physical threats to neighbors when STR victims call code enforcement for city violations.
Too many transients’ cars are congesting our neighborhoods– sometimes 6-8 cars at one house. Mail delivery impeded!
Clean neighborhoods are disappearing
Over flowing trash cans, trash on streets, dog feces landing in neighbors’ pools, indecent exposure, looting.
Residential zoning at risk
Our residential R-1 and R-2 zones are being infiltrated by commercial businesses. The city’s master plan is being changed without public support.
Local Businesses are negatively affected
Besides liquor stores, pizza parlors, and some restaurants, few businesses benefit by transients.
Hotels are negatively affected
STR’s are taking away from existing hotel room rentals, and tax revenue to our city. More revenue could be collected by Hotels, that additionally provide jobs, and support the local economy.
Transients do not participate in local charities, schools, theaters, churches and synagogues.
Local government issues
The STR Hot line and code enforcement has not been effective. To meet the city’s current needs, the hiring of code enforcement officials would create an undue burden to the already over-taxed citizens of Palm Desert.
Positives for Investors:
STR’s equal big profits for investors
Many STR owners have multiple units. One corporation has close to 100 Short term rentals in Palm Desert. It is worth noting that most STR owners live out of town, and therefore, do not vote for our city officials.
City revenues from STRs
According to one city official, the city of Palm Desert is not dependent on this revenue.
Investors improving a property
Not in all cases! In some neighborhoods, initial improvements were made for the advertisement photo shoot alone. Those properties are now in decline.
Despite STR investors making big profits, and the city collecting revenues from STRs, our entire community is affected negatively by having STRs in our neighborhoods. It is difficult to understand how the Palm Desert City Council can even consider supporting STR’s in our neighborhoods, when our quality of life, our health and well-being is being threatened. We expect our elected leaders to represent the best interests of the majority of residents, and remove Short Term Rentals from our neighborhoods.
